Roofing costs — guidance, not a quote
Roof work is priced once the roof has been inspected. These factors move the cost up or down.

What drives the cost
- Type of job: a leak repair, storm or hail damage, flashing work, a flat roof or a full replacement.
- Covering: asphalt shingles, tile, metal, slate or a flat-roof membrane.
- Roof size, pitch, height and how many layers have to be torn off.
- Decking condition once the old covering is removed.
- Ice and water shield, ventilation and insulation upgrades.
- Access, landscaping protection and debris disposal.
Insurance and storm claims
Sudden storm, wind or hail damage is often covered by home insurance, while wear and tear usually is not. Whether and how much your insurer pays depends on the policy. Photograph damage from the ground, keep receipts for emergency covering, and ask for a written scope before work starts.
Why there is no price list here
Two roofs that look alike from the street can need very different work once the covering, flashings and decking are inspected, so any fixed price would be guesswork. Official licensing and building guidance is linked below.
